How does the preparation for the construction of a building begin?

You have probably wondered more than once what exact procedures and stages the preparation for the construction of a building goes through whether it is residential, commercial, or industrial.

As a company with extensive experience and expertise in the field, today Atlantis Estates will share with you the basic steps needed for the start of the process. From the legal to the logistical aspects, from the organizational to the technical details: learn everything that interests you in the following lines.

Documentary and legal preparation

First of all, the construction of the building must be secured from a legal and documentary point of view: without it, the beginning of any construction is illegal and meaningless.

Some of the most important documents before the start of the construction are, for example, RDP - regional development plan, DDP - detailed development plan, and the visa design sketch.

The set of documents required before making the first dig also includes:

  • Technical investment projects approved by the municipality. All the current changes and modifications during the project work are applied there, no matter how minimal are they.
    .
  • Building permit issued by the same municipality after approval of the technical and investment projects.

  • Construction line, which includes the dimensions of the building and its location within the borders of that space. This document is issued by the technical service of the respective municipality.

  • Fenceline - this document serves as a preventive measure during construction and regulates the storage of construction equipment at a certain distance from the construction line.

  • Permit for the dumping of soil and transportation of waste to a place determined and explicitly indicated by the municipality.

The beginning of the construction is approved by the so-called Model Act 2. For this purpose, it is important that the space on which the site will be built has the status of a regulated property: that means having access to water, electricity, and sewerage.

The set of documents collected in this way will guarantee you the successful start of the endeavor from an institutional point of view. However, this is just the beginning.

Basic equipment on the construction site

By "basic equipment" we mean some mandatory conditions and amenities, without which work on the site would be literally impossible. What exactly does this involve?

  • Provision of electricity and water. The water can be stored in temporary tanks with different capacities, while the electricity is reported on a specially placed temporary board, installed by the Energy Distribution Company.

  • Provision of toilets, according to the size of the team. This can be a temporary structure with autonomous sewerage or a portable chemical toilet.

In order for the process to run as smoothly as possible and to avoid unpleasant surprises, the site must be tested for the presence and level of groundwater. In some cases, the presence of such may require a radical change in the action plan or additional measures should be taken in order to preserve the quality of the building.

Another important thing to take care of is safety. This includes raising the designated fences, as well as taking all measures regulated by local legislation.

Providing the required team

Every project needs an expert, conscientious and reliable team to move in the right direction. This includes:

  • A management team consisting of an assignor, engineer, designer, consultants, technical manager, construction supervision, etc.

  • Construction team consisting of different competencies contractors, subcontractors, and their directly responsible managers.

All these units work in effective symbiosis and are in constant vertical connection with each other to ensure the quality, safety, and competitiveness of the project.

The plan for allocating the responsibilities in a construction project may seem like nuclear physics to you if you have no previous experience in the field. In this case, it is advisable to take advantage of consulting a professional who could prepare for you a plan and hierarchy in the project implementation.

Providing the necessary equipment and construction materials

Last but not least - you will need a good quality equipment and suitable construction materials to start construction on the site.

The materials must cover the opening of the construction site, the trench, the fortification, the construction of the structures, the masonry, the laying of the roof, the installation of the engineering infrastructure, etc.

The construction of the building goes through many different stages, during each of which you will need specialized equipment, specialized materials, and a specialized team. The less compromises are made in the choice of these details, the higher the quality of the final result, and accordingly - its value.
